We discuss your house, how you use it, and which Plan tier fits — Mini, Plan, Plan+, or Estate.

Choose a Plan
You pick the tier. Plans run $999–$2,999. No monthly fee after that.

Pre-visit questionnaire
You (or your caretaker) fill in access, systems, vendors, and priorities so the visit is efficient.

Site visit
On-site walkthrough for most Plans (about 1–3 hours by tier). Mini Plan uses a video walkthrough instead — built for condos and townhomes.

Plan within 14 days
You receive the written Property Action Plan: seasonal calendar, systems snapshot, vendor map, and exclusions. Keep it yourself or hand it to your team.
Seasonal home maintenance schedule
Every Plan includes a seasonal calendar written for your house — freeze-up, roof and heat tape, snowmelt and boilers, mud-season drainage, spring irrigation start-up, and related priorities. Exact sequence depends on the property; exclusions are listed in plain language.
